Syndication – All in this Together
The Syndication department is responsible for arranging large-volume loans and/or placing loan tranches with lender such as banks (national and international banks and savings banks), finance companies, life companies, and other institutional capital providers.
By collaborating with each other, banks can widen their room for maneuver in lending by spreading loan volumes and risks over several shoulders. Customers are the immediate beneficiaries, because it enables them to finance even large and complex projects. That is particularly advantageous at the present time, given the squeeze on refinancing as a result of the credit crunch.
We make a fundamental distinction between two forms of cooperation with our syndicate partners. If we enter into what is known as an underwriting risk, for instance, we take the whole loan onto our balance sheet in the first step, not transferring parts of it until after credit agreements have been concluded with selected partners (syndication). In a club deal, by contrast, the credit and risk are split within a consortium from the very start.
As an agent/arranger, WestImmo handles communication with the borrower and ensures a lean process with the customer, from the decision to lend up to repayment of the loan. As one of the leading real estate financiers in Germany, WestImmo can look back on many years of experience in national and international syndication business and a broad and diversified network of syndicate partners, enabling us to put a syndicate together rapidly.
